The check-in, the house rules and the registration,
on your rental screen
A short-term rental hosts guests you never meet: they arrive at any hour, speak different languages, ask the same questions (wifi, where's the key, bins, washer, heating, emergency number) and need to see the registration number where regulation requires it. Printed manuals and PDFs by email get ignored half the time. With Digisini the living-room TV welcomes them in their language, shows wifi, rules, registration number and you update from your phone without being there.

What goes on screen
from day one
Templates ready for vacation rentals, holiday lets, short-term rentals and serviced apartments. Multi-language auto EN/ES/FR/DE/IT/PT.
Welcome and self check-in
Welcome in up to 6 languages (EN/ES/FR/DE/IT/PT), WiFi name and password, door code, where the keys are, lights, heating and AC instructions. Your guest gets everything they need the moment they walk in — without calling you at midnight.
House rules and registration number
Your STR registration number visible at all times (where required by local regulation — UK council, NYC short-term rental registration, Canada licensing, Australia STRA register), quiet hours, bins and recycling schedule, no parties policy, legal occupancy limit. Compliance made visible.
Neighbourhood recommendations
How to reach the city centre, nearby supermarkets, local restaurants, public transport options, late-night pharmacy, parking tips. Your screen becomes a personal local guide — available 24 hours a day, in every language your guests speak.
Practical info and emergencies
Check-out time and cleaning instructions, washing machine and dryer how-to, dishwasher guide, appliance manuals, emergency numbers (999/911/112), owner contact, maintenance line, contactless support via WhatsApp or call. Everything a guest needs, without needing to ask.

One rental,
or fifty
The same welcome screen works for the studio you manage yourself and for the fifty-key portfolio of a management company. What changes is where it goes and how it is run.
The TV already in the living room
You buy nothing: the welcome screen opens on the property's smart TV, or on a £39 Chromecast or Fire TV if the set is old. The guest sees it on arrival, then goes back to their Netflix. No proprietary player, no engineer visit.
A small screen in the hallway
Optional but effective: a 15–24" by the door, always on with the wifi, the house rules, how the AC works and the check-out steps. It does not interrupt the living-room TV and answers exactly where the guest looks on the way in and out.
The whole portfolio from one panel
A manager with 5, 20 or 50 keys: one account, one playlist per property. Change the bin-collection day and push it to all at once, or tweak just the door code of one flat. No walking into every apartment, no reprinting welcome binders.
Works even if the router is down
The player caches the content locally for up to 48 hours. If the guest arrives at midnight and the wifi is down, the screen still shows the password, the door code and the emergency number — exactly when it matters most and the worst moment for a bad review.

Fewer 2am messages,
fewer three-star reviews
The real cost of a short-term rental is not the screen: it is the repeated questions, the avoidable bad reviews and the dead time between check-out and check-in.
The same ten questions, answered in their language. Wifi, where the key is, how the AC works, where the bins go, what time check-out is. They are always the same and always arrive at the wrong hour. On screen, in up to six languages, they stop reaching your phone. The guest settles in on their own and you get your evening back.
A three-star review for "couldn't find the wifi" costs you bookings. In short-term letting the rating is everything: Booking and Airbnb bury listings that drop below 4.5. Most avoidable complaints — wifi, noise, bins, not knowing how to use the hob — are prevented by a clear screen at the entrance. It is the difference between a 4.3 and a 4.8.
Faster turnaround between guests. Clear check-out instructions — where to leave the keys, start the dishwasher, close the windows, turn off the AC — get your cleaning team in sooner and the flat in better shape. In high season, saving thirty minutes per turnaround is one more booking a day.
To be straight with you: we do not manage bookings or smart locks. For your PMS or channel manager (Avantio, Booking, Airbnb) and your smart lock you carry on with what you use; Digisini is the guest-information screen, not a booking engine. We say so now, not after the trial.
